      <title>It Looked Better on the Paint Chip! </title>
      <description>&lt;p&gt;&lt;span style=&quot;font-family: arial;&quot;&gt;Years ago, my sister and her husband built a  new home in an Oakdale development. We lived in a mile away in North St. Paul at  the time so we drove by often and watched as several homes were constructed in  the neighborhood. The house itself,  mind you, was a beautiful slate blue, but the door was a striking shade of  purple. &lt;strong&gt;&lt;em&gt;We were certain it was a mistake&lt;/em&gt;&lt;/strong&gt;!&lt;br /&gt;As it  turned out, we had a mutual friend in common with the homeowner of the house  with the purple door. So we asked about the very unusual color choice.  &lt;strong&gt;&lt;em&gt;We were told that it wasn&amp;rsquo;t a mistake, the owner LIKES  purple&lt;/em&gt;&lt;/strong&gt;&amp;hellip;Okay we live in Minnesota and it was the 1980&amp;rsquo;s, Prince was  big at time and then there is the Purple &amp;amp; Gold Viking colors so whatever  floats someones boat is okay with me. But from that day on, whenever we drove by  the house, we remarked, &lt;strong&gt;&amp;ldquo;It must have looked better on the paint  chip&amp;rdquo;&lt;/strong&gt;.&lt;br /&gt;&lt;br /&gt;And over the years, this saying has become code between  my husband and I when we visit a friend&amp;rsquo;s home who has a love for flamboyant or  unusual colors.&lt;br /&gt;&lt;br /&gt;As a REALTOR&amp;reg; I have to view many homes and from time to  time when I am asked to do a market analysis, I come across a &amp;ldquo;better on the  paint chip&amp;rdquo; room, door or house. &lt;strong&gt;&lt;em&gt;When marketing your home, it is  essential to make certain your own personality does not prevent the buyer from  seeing the details of your home.&lt;/em&gt;&lt;/strong&gt; If a bright orange kitchen  counter, hot pink bathroom or lime green playroom is the way you have made your  home your own, I do think that is an awesome way to personalize your space.  &lt;strong&gt;&lt;em&gt;But, you are going to be moving and your favorite colors choices are  too wild, it could hamper your sale&lt;/em&gt;&lt;/strong&gt;. Bold colors in internet  photos could knock your home right off many potential buyers&amp;rsquo; favorite homes  lists. And in this slowly recovering real estate market, you don&amp;rsquo;t want to lose  any potential buyers over something as simple to change as  paint.&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style=&quot;font-family: arial;&quot;&gt;&lt;strong&gt;&lt;em&gt;Stage your home with neutrals to bring out the details and  style of your home.&lt;/em&gt;&lt;/strong&gt; You want the buyers to feel welcome in your  home. &lt;p&gt;In this northern Washington County community, just east of White Bear Lake, closed home sales were down in 2009 by over 21%. With few starter priced homes in Mahtomedi, the tax credit did not jumpstart sales as it had in many other metro suburbs. The average sales price of sold homes was down as the foreclosure and lender-mediated homes are everywhere. New listings are also down significantly in Mahtomedi so the market is starting to become more balanced. Sellers are still getting 92% of their asking price though the average sales price dropped significantly to $265,705. Time on the market to sell a home, has remained flat at just over four months. It appears that the Mahtomedi market is still working toward becoming balanced again but home buyers may still have an edge in this community.&lt;/p&gt;

&lt;p&gt;In this northern Ramsey and Washington County community, just north of White Bear Lake, closed home sales were up an average of by nearly 43%. Unfortunately, the average sales price did continue to decline again during 2009; down nearly 17% to under $200,000! This is no doubt a reflection of the significant amount of first time home buyers in the market. With only a handful of additional new listings in the area, inventory is down considerably. Sellers are already starting to see sales prices come in closer to asking price. Time on the market to sell a home, has remained flat at just over four months. It appears that the Hugo market is starting to become more balanced which is great news for homeowners in this Washington County suburb.&lt;/p&gt;

The January Skinny was a year end update for 2009 as we closed the book and took a huge step toward a balanced market in the Twin Cities. As many of the community snapshots I have posted over the past 3-4 weeks have stated, this is due to many factors. The February Skinny recaps a slow start to 2010. While traditional sales were finally up, home prices are stabilizing and market times are down, there is still reason to be concern. The tax credit for homebuyers that has spurred home sales over the past few months will soon expire. Add to that, the Federal Reserve has announced it will no longer purchase mortgage backed securities which is predicted to cause interest rates to rise...2010 will be an interesting year for buyers, sellers and home owners.

&lt;p&gt;Closed sales were way up in Oakdale in 2009 unfortunately the average closed sales price was down. But a nearly 38% increase of closed sales shows that homes are selling in this popular Washington County suburb just east of St. Paul. The average price was down over 13% so undoubtedly many of the homes sold were lender mediated properties. As we have seen in many other communities across the Twin Cities metro, this is probably a combination of the trend of many lender-mediated sales with few higher valued traditional homes sold this past year. A good point is that in this Washington County community is time on the market is down quite a bit too. Inventory is moving in Oakdale and that will lead to a more balanced market between buyers and sellers. &lt;p&gt;I took this photo&amp;nbsp;a few days ago of the&amp;nbsp;icicles on&amp;nbsp;a home in North St. Paul, Minnesota. Sadly, it wasn't the only home in the area with serious ice dams and scary icicles. It seemed every other home was decorated with these seasonal visitors. While pretty in some respects, they are dangerous....and not just to someone walking underneath either.&lt;br /&gt;&lt;br /&gt;As a REALTOR&amp;reg; in the Twin Cities north metro, I have often see the damage that ice dams and icicles cause to homes. &lt;strong&gt;Icicles are often indicators of a serious threat to the roof and interior of your home&lt;/strong&gt;. They are often the byproduct of ice dams that weaken your roof and can cause water damage inside your home. So if you have icicles decorating the eaves of your home, &lt;em&gt;&lt;strong&gt;don't ignore them&lt;/strong&gt;&lt;/em&gt;.
