The number of new listings is down in significantly in Centerville, Minnesota and surprisingly so it the average days on the market. Homes sold almost three weeks faster in 2008 than in 2007. Centerville home sellers are negotiating on prices as indicated by the ratio of original price to sold price being down under 90%. That is good news for buyers as combined with the average sales price being down a bit too, Centerville is looking like a very affordable place to call home!

Your stats look similar to my area. Activity seems to be picking up. Hopefully we will have a strong Spring.
Looks like good news except for the sales price if sales continue prices will start moving up.
Hi Teri, I t certainly looks like your market has stabilized and though it is a bit lower ( an housing affordability has increased somwhat) stable is good and will stands a good chance of improving by years end. I remain very optimistic as you see!
Teri Our listings are down, but loaded with short sales and REO's. Looks like buyers should find some real solid reasons to buy in Centreville, Karen
Hi Teri,
Your market seems to be pretty stable in Centerville, that's good and let's hope better times are in our future.
Bill--Centerville is a small community in Anoka County that seems to be starting to stablize. It is only one of a very few areas where DOM is going down rather than up.
Terry--Centerville is fortunate as other neighboring communities have seen more drastic drops than 6%.
Karen--This community is showing signs of stabilzation but there are REO and short sales scattered throughout Anoka County too. I agree, it is a good time to buy a Centerville home!
William--We have amazing affordability in the north and east Twin Cities metro right now! Buyers are noticing too as I have seen multiple offers on several area homes lately.
Cynthia--Stabilization and better times ahead...I agree that would be a great thing for 2009!
Teri, To me it looks like good news, it's almost the same as last year, just down a little. What I've seen here are VERY different numbers--and still falling.
Carole--Centerville is one community in Anoka County that faired pretty well last year.
