Home sales were pretty stable in White Bear Township, Minnesota in 2008 versus 2007. In this northern Ramsey County township has weathered 2008 much better than the neighboring City of White Bear Lake. Home sales dropped just 7.4% and the average sales price held at just over $265,000 down only 2.9%. The days-on-the-market (DOM) was up by only 3 days for the year. White Bear Township is fortunate to have experienced a somewhat stable market in 2008.

Teri, That's great news. A stable market right now is wonderful. I loved the photo, I guess when they say White Bear they really mean it :)
Hi Teri,
Your year end reports are so well done, easy to understand! I know I've said this before, but your numbers really look pretty good for a decling market. Actually much better than ours.
Keep up the great work!
Carole--There are white bear's big and small in yards all over the White Bear Lake area...This one just happens to be the biggest one! :)
Lynda--Although we had amazing appreciation in MN during the past decade, it was nothing like on the coasts. Though it is still painful for homeowners to absorb the price adjustments it is good to remember that it is worse in states like California where appreciation and now depreciation are very dramatic!
Hi Teri, A nice looking report and it is certainly better activity than in some areas. I do expect though that we will begin to see some transition this year. Hows that for being positive. Activity sure has increased here in San Diego and I hope it is not a false starter.
William--Thanks! I too hope that things will start picking up in California. When things start moving on the coasts again, better days will be ahead for the entire country.
Teri as usual you are prompt to keep all your readers informed on what is going on in the local market.
Bill--Thanks!! There are many communities in my area so I try to cover them all.
