The number of new listings is down in Wyoming, Minnesota but so is the average sales price of a home in this community. It took and average of twenty extra days to sell a home in Wyoming, Minnesota compared to last year but the Days on Market Statistic is similar to other area communities.. The average sales price for a home is down just over 17% but on a positive note, this means affordability for home buyers is up as well. If you are a home buyer looking for the right time to buy a Wyoming, MN home, the time is now!

Interesting Teri. Your stats are similar to ours in termas of DOM and %List/Sale.
Of course, our average prices are about 3 times yours.
Teri, just wanted to stop by and say "hi" and I liked the eye catching film frame you put around your water tower photo. Glad your weather has moderated some. Your dog I know will be happy.
Teri, we love it when # of listings go down. It helps normalize things. We have so much inventory here it's crazy.
Lenn--I cover several communities in the Twin Cities north metro and am trying to do some end of the year stats as reported by our MLS for each specific community. Sad thing is these numbers do not show the cummulative days on the market for relists nor the total price change from the relists. That does change things. I do longer reports with more details for those communities. CDOM is significantly longer in these communities...By a few months depending on price point.
Gary--Thanks...It goes with the Snapshot theme for these posts. The dog's feet are much warmer now. :)
Maggie--Each community is so different but one thing from this year is that new listings seem to be down in most communities which is good!
Hi Teri, great information...for buyers and sellers. By the way we have a Wyoming, Mi....too. Have a great 2009!
Teri, let's hope that snap shot for 2009 goes UP.....way up in the median sales....;-) Good information for those living in Wyoming, Minnesota. ;-)
Hi Teri, A very easy report to understand and it looks like prices are down everywhere. Your average sales price is astounding though. Homes have really become quite affordable haven't they. With the lower rates ,I think things will pick up handsomely in the Spring.
Gary--I just saw something about Wyoming, MI. It really confuses people that Wyoming, MN is a city. I get lots of calls and referrals for Wyoming the state.
Teri--Not all Twin Cities suburbs are that affordable but many in the north metro area. There are more expensive homes but the median price is skewed down because the higher priced homes sat on the market all year!
William--I am going to be posting "snapshots" of several north metro communties to give people an idea of how affordable some communities in the north metro are. Not all are as low priced as Wyoming but then fewer expensive homes sold last year so that will affect the average.
