Awesome presentation! I've also been using the "this is not a shortsale or a foreclosure" to help let buyers and their agents know it is not only in wonderful condition but priced well!

Kris--I had always put it into the agent only comments and have just recently put it into the marketing materials now that so many buyers are more educated to the fact that there is a difference in the condition of a short sale, foreclosure and a traditional seller's home. The traditional seller often has the house in move-in perfect condition...many buyers need to be able to move right in after closing!
