
The average sales price in homes in Centerville, continued to trend down in 2011. After a 23% in 2010, the average price dropped another 14% in 2011 to $154,600. This equates to nearly $100K drop in average sales price for this little community located just north of St. Paul. In 2009, the average sales price was $247, 690. That’s a tremendous drop. Other statistics tell a similar story as the price per square footage of Centerville homes are now $88/sq ft compared to $101 in 2010. Days on the market did decrease; it is taking an average of 5 months to sell a home in this Anoka County community. Centerville home sellers are received a bit less than the previous year as the percent received on asking price dropped to 88.9% in 2011. New listings were down but closed sales were up so inventory levels are probably a bit more balanced. With continued lower prices, Centerville has become a very affordable place to call home in the northern Twin Cities metro.

Wow Teri that is quite a drop 14.1 % in average sale price. Hope you 2012 is a huge success.
Pat--It is but Centerville is a very small community and with fewer traditional sales and lots of lender mediated starter homes selling, the averages are lower across the metro. Homes are selling and inventory is down so the market is much stronger than a year ago.
