Year End 2010 Snapshot of Chisago City, MN Home Sales Statistics

Things seem to have stabilized in Chisago during 2010. The average sales price was down only slightly from 2009. New listings are up a bit and the number of closed sales was a bit higher too. Sellers are receiving just slightly more than they did in 2008 with as the accepted sales price ratio compared to list price ratio is down just a bit. Market time dropped significantly compared to in 2009 but the average Days on Market is still almost 7 months; higher than other north metro suburbs. Buying a home in Chisago City could continue to be a very affordable option as more sellers list their homes it is likely they will remain willing to negotiate to sell their properties.

Hi Teri, Another very encouraging report . I have hearing this far and wide. Perhaps we will see things continue to improve through this next year. The only thing lurking out there that can put the cabbosh  on this are the reports of the huge amount of distressed property ( concealed inventory) coming about because of the lack of jobs.

William--That would be very unfortunate because we have worked though many of the REO homes and traditional sellers are able to get decent prices when they sell now (albeit much lower  than a few years back). Time will tell...
