July 2010 Twin Cities Real Estate Market Video Update—Robbed from Peter to Pay Paul

Have you ever heard that phrase? Robbing from Peter to pay Paul?  That's the Twin Cities market in a nutshell. June 2010 pending sales are down 40% from June of 2009. The buyers from what is traditionally one of our busiest months, June were undoubtedly rushed into purchasing for the now expired housing tax credit. So those early spring numbers that showed so much promise, have leveled off….no surprise there. However there was one bright spot in the statistics, the average home sale's price is up and sellers are getting closer to asking price again. But there is no crystal ball to show if we are completely out of the woods.

Want to see the entire story? Take a look at the Monthly Skinny from the Minneapolis Area Association of Realtors.

What a novel idea...a video BY the REALTORS Association about the numbers. You'd think the very expensive Atlanta Board Of REALTORS  could do such a thing!

Sales down is a tough thing to hear....I'm having to tell my Seller's that and it seems hard to get them to understand that!

Thom--What is great about the Twin Cities area is there are 3-4 associations that we can join so competition keeps them coming up with innovative ideas to differentiate themselves from each other. And I agree that it is getting more difficult to talk to sellers about the market...there are no easy answers or quick fixes in this economy.

Teri, Our sales are down also.  I'm amazed that you have so many associations.  We have one great big association.

Hi Teri, This is certainly a marvelous tool to be able to share with clients. Being able to defer to another person also helps in providing the information without having to generate it. Great post!

Hi Teri,

I've said this before, your Board really does a great job on presenting this data. I don't know of any other out there like this.

Teri.. I think many rushed because of the tax credit... so numbers will be thrown off... but I think overall, the end result will be the same.  And I agree, what a great video and I read your reply, because they have some competition.  Overall, it is a great tool for your area...

Hi Teri,

What a professional and engaging way to present the current market.  I really enjoyed the video.  It sounds like you've had some hard times and things are slowly improving.

Teri, it seams I am seeing more buyers, but they either can't make up thier minds or they have very special needs.

Marchel--There used to be five(?) but the St Paul and South east metro just merged. There is one in Minneapolis and one in the north metro and I think another to the south but I am not 100% certain. Some brokers require you to join a specific broker but not all. It is nice because we have awesome associations in the Twin Cities area!

William--Exactly why I love putting up these posts. I watch them and recap the info...but they do such a good job telling what is going on in the area that I don't have to recreate my own!

Lynda--This is not my board but the Minneapolis board...I am with St Paul but it is such a great feature on the MAAR site that I have to share...the info would be the same cause we all use the same MLS. :)

Jeff--I agree that many hurried up to buy and am hopeful that this will level off sooner rather than later!

Bill--Thanks...I like to throw in my own recap and add info for my area in the north and east where appropriate.

William--I have a few buyers...most are just waiting (how can you wait when rates are soooo low?) but the economy has people thinking things through VERY carefully!
