Happy St. Patrick’s Day--Minnesota Style!

Growing up Irish in Minnesota made March 17th an official holiday! (Okay...I'm only a quarter Irish but on St. Pat's day, whose counting?) From time to time we attended the big parade in downtown St Paul and once even walked under the “Flaherty” banner. But it was much more fun to watch the festivities from the safety of the curb.

I think my mom tried to feed us a dinner of home cooked corned beef and cabbage once...not a big success in our house. We didn’t dance, but sang the “When Irish Eyes are Smiling” all day (my Prussian grandmother's favorite song)! It was fun to celebrate our heritage.

In honor of St. Patrick’s Day,I wanted to share some fun Minnesota Irish websites. Enjoy!

Pohlad Grant Now FHA Approved but Deadline is Looming!

The deadline is looming! Not just for the tax credit for first time homebuyer. Anyone interested in buying a home in the 55106 Dayton’s Bluff area, needs to pay attention to the December 31st deadline for this program too! It’s been a few weeks since I had checked the Dayton’s Bluff website for information on the Pohlad Homebuyer Assistance Incentive Program. This is the program that caused so much excitement for buyer’s in the 55106 zip code earlier this year. But this morning when I clicked over I got a very pleasant surprise! The funds are now approved for FHA financing! If you haven’t heard about it yet, this is a great program for homebuyers looking to buy in St. Paul’s 55106 zip code and available through the Pohlad Family Giving Foundation. However, they are not just giving away money here. The funds are distributed at the time of the purchase of the home as a forgivable loan. So it is not as simple as a homebuyer purchasing a house and walking in to the Dayton's Bluff Neighborhood Housing Services of St. Paul to collect an $8000 check. That said, this is still an awesome opportunity if you want to live on the east side of St. Paul!

Here are some of the program's highlights:

*The funds up to $8000 are distributed in the form of a 7 year forgivable deferred loan.

 *The loan will have an interest rate of 0%.

*Homebuyers must occupy the property as their principle residence for 7 years.

*Single family homes and duplexes purchases are eligible.

 *The funds will be distributed on a first come, first served basis.

 *It is only available in the 55106 zip code in St. Paul or 55411 zip code in Minneapolis.

 * The funds can be used for down payment and/or closing costs including prepaids.

 *First time homebuyers will have to take an approved homebuyer education class.

 *Successful, prior homeowners will not have to take a homebuyer class.

*Funds are available to both first time homebuyers and previous homeowners alike.

*There is no maximum household income for the program.

*All homes must close prior to December 31, 2009.

Pohlad Funding Update…Plan Ahead when Planning to Use this Funding

6/2/2009 UPDATE: Application is on-line as of today!

Buyers that want to take advantage of the up to $8000 in special funds available for the 55106 and 55411 zip codes made available by the Pohlad Family Giving Foundation need to do their homework and plan ahead. As of today, the funding is NOT yet available at the Dayton's Bluff Neighborhood Housing Services of St. Paul (DBNHS). I spoke with a representative of DBNHS last week who said that the funding should be in place any day now but applications cannot be accepted for the program until the funds are received. Once the funds are in place DBNHS will start accepting on-line applications but be advised it will take 30 days to process the application and first time homeowners are required to take a class before the funds are distributed. The funds will be distributed as a seven year forgivable loan so it cannot be retroactive to your purchase. If you were planning to close on your property at the end of June or first part of July, this may be a problem if you expect to use these funds. The representative at the DBNHS advised to keep watch on the website as the link to the application will be posted as soon as the funds are available. Also remember there are limited funds available and this is a first come, first served program. When the funds are gone, the program is over so it will pay to stay vigilant if you want to take advantage of this unique opportunity. Need MORE information?

Attention St Paul’s East Side Homebuyers: Details on the Pohlad Family Foundation Homebuyer Program

The Homebuyer Assistance Incentive Program from the Pohlad Family Giving Foundation is the program that everyone is talking about on the east side of St Paul! It is a great program for homebuyers looking to buy in St. Paul’s 55106 zip code and available through the Pohlad Family Giving Foundation. I am currently working with several buyers who are interested in this program and boy are the homes selling quickly in these communities! Every other listing agent makes a point of reminding me about the "$8000 Pohlad money" for the buyer, as if we had not heard of the program. But few ot these agents have delved into the details. Some of the stories about the program are a bit exaggerated or misunderstood. Unfortunately, it is not as simple as a homebuyer purchasing a house and walking in to the Dayton's Bluff Neighborhood Housing Services of St. Paul to collect an $8000 check. Considering Buying a Home on St. Paul’s East Side? Here are 16,000 Good Reasons to Buy in 2009?

$8000 Tax Credit and grant in Twin CitiesHow did that old gum commercial go? "Double the pleasure. Double the Fun." How about "Double the Savings" with an $8000 grant AND an $8000 tax credit, if you buy a home this year on St. Paul's east side?

Earlier this year the $8000 Tax Credit to first time homebuyers was announced as part of the stimulus plan. For those who may not have been paying attention, here is a quick rundown of the criteria to qualify for the government housing tax credit:

  • The tax credit is for homebuyers buying their first home only. (But buyers are considered first time buyers if they haven't owned a home in the past three years.)
  • The money does not have to be repaid.
  • The credit is capped at 10 percent of the home's purchase price with a maximum of $8,000.
  • Homes must be purchased on or after January 1, 2009 and before December 1, 2009. (Note not the credit is NOT available until the end of the year. Plan accordingly!)
  • Income caps to apply...Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.

Now for the exciting news for Twin Cities homebuyers. In mid-April, the Pohlad Family Foundation pledged up to $20 million to support two Twin Cities neighborhoods hardest hit by the housing and foreclosure crisis. Part of that funding is being allocated in the form of grants to homebuyers in the 55106 zip code in St. Paul and 55411 zip code in Minneapolis. These areas are considered to be the hardest hit by foreclosures statewide, according to the Minnesota Housing Finance Agency.

Anyone who purchases a single-family home or duplex in either of these neighborhoods by the end of the 2009 calendar year will receive $8,000 from the Pohlad Foundation Charity. The money will not have to be repaid if the home is kept for seven years. Also the homebuyer would have to live in the home to qualify for the grant but there are no limits on income.

Here's where "Double the Fun" comes into play: The funding would be in addition to an $8,000 federal tax credit that is part of this year's federal stimulus package. Distribution of the funds will be through the following agencies:

As many of the homes in these neighborhoods are in foreclosure, first time homebuyers need to be savvy when making there purchase. Get educated on how to buy a home by contacting a REALTOR® that knows this part of St. Paul (or Minneapolis) and how to best negotiate a good deal on a foreclosed or bank-owned home.

Como Park Minnesota Eye Candy—Spring Photo Tour of Conservatory

Como Park Conservatory Photo by Teri Eckholm RealtorA visit to Como Park in St. Paul, Minnesota brings back so many wonderful memories. As a kid it was a place for the annual summer family reunion with all of the cousins, aunts and uncles. I enjoyed skipping along the stone walkways, through the beautiful flowers in the Como Zoo Conservatory and begging for pennies from my grandmother and great aunts, Ida and Ann, so I could make a wish in the rock fountain Koi pond. It was wonderful to dream of my future wedding where I would have photos taken in this lovely building.

As a college student, the first warm spring day would inspire many of my dorm mates to join in a jog to the park and around the lake as it was a short distance from the Hamline University campus. My husband and I spend several of our first dates walking around Como Zoo, feeding the bears apples and marshmallows. They used to be in open enclosures and we were told they were former circus bears. If you held up a treat, they did tricks.

Almost every weekend, as a young starving college grad, I would head over to the zoo or conservatory with my nieces in tow to photograph the bears and throw fish to Sparky. It has always been free to visit Como Park and what a great way to spend an afternoon. When I had children of my own, we headed to the year-round flower festival in the Como Zoo Conservatory in November for a colorful backdrop where we could snap a Christmas photo of the boys.

It had been years since we visited Como Park. Last Saturday, on a whim or maybe it was a bit of spring fever, we decided to visit the park and take some photos of something other than house interiors and exteriors. Many others must have been bitten by that same bug, as the park was full...there were lots of zoom lens and cell phones out for taking photos rather than talking for a change. It was a challenge but I managed to keep the people out of my pictures.

Enjoy a Saturday Pictorial Walk in the Park--Como Park Zoological Garden That Is!

A visit to Como Park in St. Paul, Minnesota brings back so many wonderful memories. As a kid it was a place for the Summer family reunion and a destination for school field trips. As a college student, I enjoyed riding my bike around the lake as it was a short distance from my Hamline University campus dorm. My husband and I spend several of our first dates walking around the park, feeding the ducks at the lake and seeing the Como Zoo animals up close and very personal in their original small cages. Almost every weekend, as a young starving college grad, I would head over to the zoo or conservatory with my nieces in tow to photograph the bears and throw fish to Sparky. It has always been free to visit Como Park and what a great way to spend an afternoon.

When I had children of my own, we headed to the year-round flower festival in the Como Zoo Conservatory   in November for a colorful backdrop where we could snap a Christmas photo of the boys.

It had been years since we visited Como Park. Last Saturday, on a whim or maybe it was a bit of spring fever, we decided to visit the park and take some photos of something other than real estate for sale. Many others must have been bitten by that same bug, as the park was full...but I managed to keep the people out of my pictures.

 The lions were out and enjoying the beautiful spring weather oblivious to the gawkers above them.

A retired "Sparky" was quietly swimming in lazy circles waiting for the fish food building to open.

I guess trained sea lions don't bother barking unless he can see the fishy treats!

It was still too early in the year for the infamous daily Sparky the Sea Lion shows but his statue stands grandly at the entrance of the aquatic animal building.

The sloth was very "sloth-like"; lounging in a tree in the primate building. (I used a photo editing software to make this appear as a painting.)

And then there was the hungry zebra more interested in dinner than people in the hoofed animal building. It is much better on the senses when these hoofed guys are out of doors and they were very scent-ouous in their indoor abodes!
