Closed sales held steady in Oakdale in 2011 but the amount of new homes listed dropped by a staggering 23%. The average closed sales price was down 13% and the average price per square footage at $83/sq ft, is one of the lowest in the north and east suburban area. This is another area where there were an abundance of lender mediated and foreclosures. The market reflects these properties working their way out of this central Washington County suburb just east of St. Paul. Market time is pretty stable taking 128 days to sell on average over 127 in 2010. This is not all bad news as with new listings way down and sales continuing at a steady pace, prices could begin to stabilize in  2012 as the market becomes more balanced between buyers and sellers. Buyers looking to take advantage of the lower prices and great affordability of Oakdale homes will need to make decisions quickly as the supply of listings could be limited especially in the lower level price ranges.

Oakdale, Minnesota has its roots in agriculture, railroads and resorts. Early settlers to the area in the 1800’s chose the name for the groves of trees that enhanced the landscape. It started as a township organized in the 1850’s but it was over a century before Oakdale became a city. At one point Hudson Road at the south end of the city was an established stagecoach route to Chicago. Two railroads stations were an important part of putting Oakdale on the map. Lake Demontreville was once a popular summer home area for wealthy city dwellers, though it was once a part of Oakdale Township, it is now in neighboring Lake Elmo. From its humble beginnings, Oakdale became a city in 1974 and is noted worldwide for being headquarters for 3M and Imation. It is no longer a farming community. Year End 2010 Snapshot of Oakdale, MN Home Sales Statistics

Closed sales were down somewhat in Oakdale in 2010 but the average closed sales price was up a bit. This follows a great 2009 when homes sales were up nearly 38% from the previous year so a drop of just over 6% does not mean homes are not selling in this popular Washington County suburb just east of St. Paul. The average price is up 2.5% so many of the lender mediated properties have worked their way out of the system with a tad more higher valued traditional homes sold this past year. Market time being down is also a good indicator that this Washington County community is moving toward a more balanced market between buyers and sellers. Buyers looking to take advantage of the lower prices and great affordability of Oakdale homes will need to make decisions soon as homes in the lower price points are selling quickly!

Oakdale is a community that has continued to expand and develop in the east metro of the Twin Cities. Teri's Picks of DEALS for First Time Homebuyers in the Twin Cities North and East Metro! All with Three Car Garages!
