Linwood real estate didn’t come to a standstill in 2011 but the number of sales did drop significantly in this northern Anoka County communities. There were nearly 34% less homes sold in Linwood last year. New listings were down nearly 35% as well which does help to balance the market. The average price of a Linwood home dropped over 13% to $142,536 but at $91/sq foot, home sales prices do seem inline with other north metro communities. Linwood is a more rural Anoka County community that featuring acreage and lakeshore properties. It is located just north of Columbus and south of Stacy. Market time dropped for the fourth year in a row to an average 154 days on the market for a home to sell. Linwood’s home sellers were seeing offers come in a bit lower in 2011and were receiving an average of 90.7% of list price compared to 93% in 2010. While it does seem a bit low, the percent of list price received is similar to many other commuities in the north metro so Linwood is showing continued signs of a slow but steady recovery.

Snapshot of Home Sales Statistics in Columbus, MN Year End 2011

Closed sales nearly doubled in Columbus, Minnesota in 2011 compared to sales in 2010. Only 12 homes were sold all of 2010 in this Anoka County community, just west of Forest Lake, which is well known for its acreage properties. Yet in 2011, sales came back with 23 sold properties. However nearly 50 homes came on the market so it there is still an abundance of inventory. The average price of a home dropped also dropped nearly 16% which is the second consecutive year that the average priced dropped over by over 12%. This did impact the average price per square footage which also went down from $103 to $97/sq foot. But $97 per square foot is very good as compared to other north metro communities. Homes took longer to sell in 2011 and sellers didn’t fair as well during negotiations as sellers received a respectable 91% of their asking price which is much higher than in many neighboring communities but down from nearly 97% in the previous year. Average days on the market is up considerably to nearly five months but this is also more in line with neighboring communities. Iit appears that buyers are continued to have the upper hand in 2011when negotiation on acreage homes in Columbus, Minnesota.

How to Maintain a Koi Pond Through a Minnesota Winter

I have often wondered how someone maintains a koi pond thoughout a Minnesota winter. I have sold a few homes with ponds and waterfalls that hold these beautiful fish that resemble a giant goldfish. I did sell one in the winter and the buyers were koi-experts.  They knew if the pond wasn't properly winterized, the fish could all be dead under the ice. Heck...I didn't think they could survive in the pond!
 
So my curiosity got the best of me today and I did some research. I found this article written by Mickel Mcsuche that explains the process of Maintaining Your Koi Pond During the Winter. Enjoy!

Winter is coming, and this will be the first Winter that you go through with your Koi pond. Think of Winter as a down period for your pond, as less events happen during Winter then any other time. However, there are special precautions that you need to take before Winter arrives, to ensure that your pond and fish survive.


Clean Up- Take about a weekend to completely go over your pond. Clean up and unwanted bulk material in and around your pond. Inside your pond, clean up all leaves, slit, and other material from the bottom. Also, remove any plants or flowers that will not make it through the winter. Around the pond, clean up anything that can blow into your pond, as you are not likely to notice this debris until the end of winter. Taking the time to make sure that as much debris is removed as possible will prevent potentially harmful bacteria and parasites in the future.

Stop Feeding- You must remember to stop feeding your Koi during the winter. When fall begins and the temperatures hover around 55 to 60 degrees, only feed once a day. Once the temperatures drop below 50 degree for the first time, stop feeding completely. Even if the temperature goes above 50 degrees, still reframe from feeding your fish. The majority of Koi, when healthy and the temperature is above 50 degrees, take at least four days to completely digest food. If you mistakenly feed your fish to late the food will not digest and will end up killing your fish. Do not mistake you Koi as hungry when they open to their mouths to you. This is more of a learned reflex then hunger. If you are concerned about not feeding them, remember that fish eat other things besides the food you provide them, especially if your pond contains a large amount of natural plant life. If they are at all hungry and you are not feeding them, they will fill up on this.

Try to do seasonal check up on your koi pond and all of the equipment like your filter and your medication. Since the majority of ponds in the world lie dormant during the Winter, you are less likely to be able to find the products you need. You also need to prepare for the cold weather by purchasing all the items that you would need during the summer. Koi have been known to withstand constant temperatures as low 39 degrees, and temperatures slightly lower then 39 degrees, for short periods of time. You also need to make sure that your heater is big enough to heat your pond when you are buying one, because if it is not able to heat the whole pond, ice will form which can caused trouble by the gas trapped in the ice. In extreme events, it may be a good idea to have an emergency tank inside available.

Turn Off All Water Sources- In colder temperatures, your heater will be working hard to maintain a water temperature suitable enough to keep your fish alive. If you have water features such as waterfalls, streams, or constant moving fountains, make sure to turn them off during Winter. This is because, this water feature can circulate more cold water into the pond, So, your heater only need to heat the water in the pond without having to do extra work to heat up the circulation
of cold water.

Mid Year 2011 Real Estate Market Statistics for Linwood, MN--Including Lakeshore Homes Available

The Linwood real estate market in southeast Anoka County is continuing to see home sales. Under $300,000 price points have a current inventory level of less than 6 months but homes over $300,000 are stagnant.. Per the Minneapolis Area Association of Realtors monthly market activity report, sales for the Twin Cities metro area were down 8% through May 2011 compared with sales in the first half of 2010. This mid-year update for Linwood real estate reflects the continued sluggish market with few homes selling and a steep drop in sold prices. The days on market (DOM) is just over 4 months overall but with no sales in the upper valued homes, that is a bit misleading. Though existing home inventory is high in the upper price range, homes are selling much better in the lower price ranges. There were very few homes sold in prices above the $300,000 price in Linwood. Homes in Linwood are staying on an average of 131 days and the average home sold for $151,605. The average price per square foot for all homes sold was $87. This is extremely low> But consider this, the average was $34 for homes priced under $100,000 but $111 for homes priced in the $200,000-$300,000 category. It is very important to realize that when factoring in the foreclosure sales prices it will skew the average for the entire community. Be careful if this number is being used to calculate the value of a home that is being sold by a traditional seller.

Year End 2010 Snapshot of Linwood, MN Home Sales Statistics

Linwood real estate has been selling steadily throughout 2010 but the average sales price of homes took a bigger hit than in other Anoka County communities. New listings were down just a bit slightly and closed home sales were up by the same amount but a higher percentage. In 2009, Linwood was one of the very few north metro communities where the average sales price actually increased; albeit only 4% so a bigger drop in average price could reflect a leveling off. This rural Anoka County community featuring acreage and lakeshore properties is located just north of Columbus and south of Stacy, saw continued decrease in time on the market down just under 10% from 179 days in 2008 and 164 days in 2009 to 149 days for an average market time. Linwood’s home sellers are accepting offers a bit closer to list price too. The ratios of sales price to list price was 93.6% during 2010 which is good news after having one of the lowest ratios in the north metro for two years in a row.

Linwood real estate has a bit of a better outlook after 2009. New listings were down slightly but closed home sales were up significantly. And Linwood was one of the very few north metro communities where the average sales price actually increased; albeit only 4%. After the rough 2008, this is welcome news for Linwood homeowners. This rural Anoka County community featuring acreage and lakeshore properties is located just north of Columbus and south of Stacy, saw a bit of a decrease in time on the market down 8% from 179 days in 2008 to 164 days in 2009. Not all of Linwood's news is rosy however. The area is continuing to experience one of the lowest ratios of sales price to list price at just under 90%. The market of homes in Linwood, Minnesota took a hit in 2008. New listings were down. Closed Sales were down. And the average sales price was down. All significantly. The average sales price of a home dropped nearly 27%; from the around $250,000 to just over $185,000 compared to sales in 2007. This rural Anoka County community featuring acreage and lakeshore properties north of Columbus and south of Stacy, had a whopping increase in time on the market up nearly 24% from 2007 to 179 days on the market. Linwood is also experiencing one of the lowest ratios of sales price to list price meaning sellers in Linwood are negotiating to get their homes sold. With lower average sales prices, acreage and lakeshore homes are very affordable in Linwood right now!stats

Uniquely Minnesota Artful Distractions—Hometown Version: GIANT Pizza Chef in Linwood, MN

linwood pizza manLast week as I drove a car full of teenagers to go skiing at Trollhaugen through Lindstrom and Center City, my son mentioned our excursions to get photos of unique giant hometown art. We were passing the giant hotdog and miniature statue of liberty (small compared to NYC standards anyway) in Lindstrom, when the subject came up. As we drove past the Lindstrom teapot water tower, his friend mentioned how the giant chef outside of Linwood Pizza always cracks him up as they drive by. My son told his friend about my photo blogs and I said the pizza man was going uup as soon as I had time.

Okay...I have been hiding this guy in my camera since October and now it is time to share! Along County Road 22 about half way between I35 in Wyoming and Hwy 65 in East Bethel, stands this rotating pizza chef outside of Linwood Pizza. You can't miss him and I'd bet he puts a smile on your face too!

Mid Year 2007 Real Estate Market Statistics for Linwood, MN--Including Lakeshore Homes Available

The Linwood real estate market in southeast Anoka County has experienced a slowdown but homes are still selling. Per the St. Paul Area Association of Realtors, sales for the 13 county Twin Cities area are down 16% in the first half of 2007 compared with sales in the first half of 2006. The average home price fell 2%.

carlosaveryThis mid-year update for Linwood real estate reflects the sluggish market with many existing home listings and a longer than average days on market (DOM).  Though existing home inventory is high in all price ranges, homes are selling better in the lower price ranges. There were very few homes sold in prices above the $300,000 price in Linwood. Homes in Linwood are staying on an average of 148 days. This statistic looks promising but few homeowners in Linwood are selling high priced homes. For reference to other areas in the northeast Twin Cities metro, Ham Lake has a cumulative days-on-market statistic of 208 days; Lino Lakes is173 DOM and Forest Lake is 168 DOM.

$400,000-$500,000 ~ 4 Active Listings, 0 Pending Listings, 0 Sold Listings; Average Cumulative Days on Market for Sold Listings: N/A

$500,000 and Up~ 7 Active Listings, 0 Pending Listings, 0 Sold Listings; Average Cumulative Days on Market for Sold Listings: N/A
