As in many other north and east Twin Cities metro communities, Lino Lakes has had a drop in new listing and a slight increase in sales. This is a good indication that we are moving toward a more balanced market across the Minneapolis/St. Paul area. There was a drop in the average home sales price in this eastern Anoka County community of just over 12%. Foreclosure and lender mediated pricing has affected the average price of a sold home in Lino Lakes coming in at just over $200,000 in 2011. Average price per square footage also took a bit of a tumble from $106/sq foot in 2010 to an average of $95/sq foot in 2011 but is still on par with other communities in the area. On average, it took about a couple of weeks more to sell a Lino Lakes, Minnesota home in 2010 but a good number of homes did sell in this Anoka County community so lender mediated properties are working their way through the system which will balance the market eventually. Sellers were getting just a bit less at 91% rather than 92% of original list price they received last year, Overall it appears that residential real estate market in Lino Lakes is continuing to stabilize.

Anoka County Hidden Gem—Affordable Lake Reshanau

Did you know that not all full recreational lakes in Minnesota have public access? 

Yes, most larger lakes have several access points for the public to use boats, jet skis and other motorized water craft. But there are a few hidden gems that only allow homeowners along the lake to launch boats and use the open water for recreational boating and fishing. Lake Reshanau  in Anoka County is one of those hidden gems.

Located in the community of Lino Lakes, Lake Reshanau has about 100 homeowners along its banks. The shoreline also abuts a 22 acre park with picnic tables and a fishing pier but not a boat launch. This keeps traffic down on the lake and limits exposure to invasive species.

Renaushau is a 336 acre lake that reaches depths of 16 feet. If you like to fish, it is known for bluegill, crappie, sunfish and northern pike. It is one of seven lakes in the Rice Creek Chain of Lake Regional Park Preserve.  Click HERE to see a pdf map of the Rice Creek Chain of Lakes.

Some of the home owners have acreage properties on the northern side of the lake so have private well and septic systems. However many homeowners are fortunate to have approximately half acre lots and city utilities.

Minnesota Lakeshore Dreams Come True! Lake Homes ARE Affordable & Available!

 

As I was perusing the listings on the MLS this weekend I was struck by how affordable lake shore properties have  become in Minnesota compared to just a few years ago. Even a year or so ago I noticed several indicators pointing toward an abundance of lakehomes and lakeside cabins that would be hitting the foreclosure market. More lakeshore foreclosures combined with few high end buyers has really put pressure on lakehome and lakeshore sales.It is amazing that there are so many seasonal and year round lake properties available in every nearly price point at rock bottom prices.


I decided to check on what was happening in the north and east Minneapolis/St. Paul market with lakeshore sales and what I found was nothing short of phenomenal…home prices on local lake homes had dropped yet again and there are lakeshore deals all across the north metro in Anoka, Ramsey, Washington and Chisago Counties. It is no surprise that in this economy, higher priced homes have had extremely long market times. In some communities,  that I serve homes in the half million plus price point homes have been on the market for years...many lakeshore homes do fall in this category but not all. And even some of the higher priced homes have had such dramatic price drops that they are much more affordable to the average home buyer..
 


Once again I think it is time to ask the question, Is NOW a Good Time to Make a DEAL on a MN Lakeshore Home?


To see what kind of an impact the buyer’s market has had Minnesota lakes; I did some research on lake homes sold in first half of 2010. As a REALTOR® working in the north east metro for several years, I knew it was difficult to find reasonably priced Minnesota lakeshore in just a few years ago…especially properties located in areas with a quick commute to downtown. Just last year, the Twin Cities market has been experienced some of the highest affordability rates it has seen in years. I wanted to see if the change in the market and affordability had made lakeshore more affordable too. What I found is that an in-town lake home is not only affordable, there are several lakeshore properties available at ALL price ranges.

Focusing on the north east metro counties of Anoka, Chisago, Ramsey and Washington, I discovered some interesting facts. I set up a quick search for lakeshore homes SOLD and closed after January 1, 2010. I found 93 single family lakeshore homes that met these criteria. I then took a closer look homes that sold for the lowest and highest price in each county. Since most homes sat on the market for several months. If a sold home was not a foreclosure, there were some unbelievable price concessions by sellers. The 94 listings were on the market an average of 209 days. But when I looked closer at the listings, I realized the cumulative days on the market was significantly higher. Many of the homes were cancelled and re-listed so the DOM would start again at zero. In my estimation, the average time on the market for north metro lakeshore is closer to 2 YEARS.

So where are the deals on Minnesota Lakeshore? All over the north metro!

Here are some of the highlights:

Anoka County

49 Total Lake Homes Listed

Lowest Listed Price $154,900 (Original list price $172,000)

Highest Listed Price $1,595,900 (Original list price $2,400,000)


The lowest priced Anoka County lakeshore home currently listed is on Minard Lake in the northern community of East Bethel. It is a 1974 built one-story homel being offered by a traditional seller. It has 3BR/2BA and a 2 car garage and has been on the market just over 2 months.

On the other end of the spectrum, ironically also in East Bethel, a 1997 built executive two story is offered on Coon Lake. After nearly two years on the market the price has dropped considerably. This 8000 square foot, 6BR/8BA home is chock full of the upgrades including a 4 car heated garage, master suite and in floor heat.


Chisago County

91 Total Lake Homes Listed 

Lowest Listed Price $ 69,900 (Original list price $ 129,900)
Highest Listed Price $ 1,200,000 (Original list price $1,200,000)

The lowest priced Chisago County lake home is a cute little 400 square ft, 1BR/1BA cabin on  Chisago Lake. It is being sold by a traditional seller and has been on the market for almost 2 years.

On the high end, there is a 155 acre estate in North Branch on the shores of Long Lake with 3BR/1BA and several farm out buildings. This home is being offered by a traditional seller and has only been on the market for about 6 weeks.

Ramsey County

68 Total Lake Homes Listed

Lowest Listed Price $169,900 (Original list price $169,900)

Highest Listed Price $2,695,900 (Original list price $3.500,000)



The lowest priced  Ramsey County lakeshore home currently listed is on Lake Wabasso in the community of Shoreview. It is a 1924 built one & a half story home being offered by a traditional seller AS-IS basis and will need renovation. This 3BR/1BA has a 2 car garage and just listed a few days ago.

On the other end of the spectrum on the shores of Bald Eagle Island in White Bear Township is 1985 a built two story. It hasn't been offered for sale for over two years (it previously was listed at $3.5 million) so it's current market  time is just over 2 months. This 9000 square foot is located on a private 4.5 acre island in the center of Bald Eagle Lake.

Washington County

120 Total Lake Homes Listed

Lowest Listed Price $149,900 (Original list price $172,000)

Highest Listed Price $4,495,900 (Original list price $4,995,000)



There is actually a tie for the lowest priced Washington County lakeshore home currently listed. There are two similar foreclosure homes on Clear Lake in the Forest Lake area. The first is a 1932 built one-story home with 2BR/1BA and a 2 car garage that has been on the market previously as a short sale for over 2 years priced at upwards of $300K. The second home is also a one level that was built in 1925. This bank-owned home is 2BR/2BA with a 2 car garage and 50 ft of shoreline. It was also listed for nearly 3 years as a short sale prior to going back to the bank, its original list price was over $400K.

The highest priced lakeshore home in Washington County currently on the market is another executive showplace. It is almost 8000 finished square feet on Forest Lake's first lake.  Built in 2006, this home has 4BR/6BA and a 5 Car garage It has been listed on the market for nearly two years on the market and has seen a roughly 10% drop from it's original $500K list price. This home has over 100 ft of shoreline, and upgrades include a marble pillars, wooden arched vaulted ceilings and gourmet kitchen.

Bargains are STILL out there!

Currently there are hundreds of single family lakeshore homes on the market throughout the Twin Cities north metro.  As of today, there are 49 listed in Anoka County, 91 in Chisago County, 68 in Ramsey County and 120 in Washington County. Prices range from $ 84,900 to $4.49 million and everywhere in between! The deals on Minnesota’s sandy shorelines are out there! Your Minnesota lakeshore dream home could be closer than you ever imagined!

Year End 2010 Snapshot of Lino Lakes Market Statistics

After the dramatic rebound of sales from 2008 to 2009, the number of closed sales leveled off and dropped a bit Lino Lakes, Minnesota in 2010. While 6% is not a dramatic change, it is still down a bit but new listings are down about the same amount so the market appears to be leveling off in this eastern Anoka County community. Even as the home buyer tax credit expired, the price point of homes only went up a fraction of a percent. On average, it took about a couple of weeks less to sell a home in Lino Lakes, Minnesota in 2010 but overall homes were selling in this Anoka County community. Sellers were getting about the same 92% of original list price this year so the market in Lino Lakes seems to be stabilizing.

Lino Lakes, MN Real Estate Market Statistics First Quarter 2010

Looking for a good deal on lakeshore or acreage in the Twin Cities area north metro? Lino Lakes, MN in Anoka County might be just the ticket. Just north of the Minneapolis and St. Paul, Lino Lakes is an eclectic area of real estate with acreage, lake homes, townhomes, single family starter homes and country estates. First quarter sales have been very good in the lower price points with bank owned and lender mediated properties impacting the sales. Homes in higher price points and those offered by traditional sellers had longer market times but some properties were selling.

Lino Lakes has a good mixture of lakeshore, acreage and townhome residences but is more known for having a bit of space between the houses. It conveniently located near the junction of the 35E and 35W split, just north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts;
Centennial District #12, Forest Lake District #831, and White Bear Lake District #624. The gem attraction is the pristine 2,700-acre Rice Creek Chain of Lakes Regional Park Reserve is situated within the heart of the city. Lino Lakes is committed to maintain this treasure and its natural settings and wildlife habitats for years to come.

Lino Lakes single family homes are lingering on the market a couple of weeks less in 2010 than in the first quarter of 2009. The first quarter cumulative days on market (CDOM) statistic is a bit lower than for the average CDOM of 2008 (178 versus 192) Looking at current inventory levels and the rate of sales for homes priced under $300,000, there is about 11-12 months of inventory. This is just a bit higher absorption rate than last year at this time.

While homes under $200,000 in Lino Lakes appear to have about 6 months of inventory, homes in the $200,000- $300,000 price point are looking at 2.5 times the inventory and market time. While homes in the higher price ranges are looking at a couple of years worth of inventory.Townhomes are doing much better than last year with about 5 months of inventory. Last year at this time Lino Lakes had nearly 3 years of townhouse inventory. High inventory combined with continued low interest rates make it a great time to consider buying Lino Lakes home.

The number of closed sales made a dramatic rebound in Lino Lakes, Minnesota in 2009. After an over 25% decline in homes sold in 2008 in the Lino Lakes area, there was a similar resurgence of buyers in 2009. With the lower average price point, this was undoubtedly the result of the first time home buyer tax credit combined with bank owned and mediated inventory on the real estate market. It took about a couple of weeks longer to sell a home in Lino Lakes, Minnesota in 2009 but overall homes were selling in this Anoka County community. The number of new listings was up over 8% during the year, but that does not mean that inventory levels are high. In the lower price points, real estate inventory is very manageable. Lino Lakes, MN Real Estate Market Statistics Year End 2009

Lino Lakes watertower by Teri Eckholm RealtorLike much of the real estate in the Minneapolis/St. Paul area, Lino Lakes, MN in Anoka County has seen reduced inventory and increased market times in 2009. This year nearly twice as many properties sold but the average selling price was directly affected by the bank owned and lender mediated properties on the market. Traditional homes had longer market times but properties were selling throughout the Lino Lakes area.

Though Lino Lakes has a good mixture of lakeshore, acreage and townhome residences but is more known for having a bit of space between the houses. It conveniently located near the junction of the 35E and 35W split, just north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts; Centennial District #12, Forest Lake District #831, and White Bear Lake District #624. The gem attraction is the pristine 2,700-acre Rice Creek Chain of Lakes Regional Park Reserve is situated within the heart of the city. Lino Lakes is committed to maintain this treasure and its natural settings and wildlife habitats for years to come.

The year end numbers for Lino Lakes sales show area homes were selling slower than last year with an average of 170 cumulative days on the market (CDOM) for sold properties compared with 160 CDOM in 2008. But current inventory levels are much lower than last year. Looking at homes priced under $300,000, there is about 4-5 months of inventory. This time last year, there were nearly 12 months of inventory in this price category.

And the lower inventories are also in higher price points too. Based on the year end statistics, it will now take about 6 months to sell the current inventory of homes with a $300,000-$400,000 price tag. This is down considerably in Lino Lakes from last year when the inventory level hovered around the 12 month mark for absorption. In the $400,000-$500,000 we are just under that one year time period for absorption while over half a million homes there is about 3 YEARS of inventory. While this is not ideal, it is certainly with in the norm when compared to surrounding Anoka County areas.

2009 3rd Quarter Real Estate Market Statistics for Lino Lakes, MN

Lino Lakes, MN in Anoka County might be just the ticket. 2009 had seen an abundance of sales in the lower price points with bank owned and lender mediated properties impacting the market. Traditional homes had longer market times and by the end of the 3rd quarter properties were starting to move in even the higher price points.

Lino Lakes has a good mixture of lakeshore, acreage and townhome residences but is more known for having a bit of space between the houses. It conveniently located near the junction of the 35E and 35W split, just north of the Twin Cities, Lino Lakes is a 33 square miles treasure. Like other communities in the Twin Cities, Lino Lakes homes priced under $300,000 are selling while those priced over $300,000 are lingering on the market. Inventory is way down in the under $200,000 single family home category and sales are strong up in the $200,000 to $300,000 categories for both single family and townhomes. The third quarter cumulative days on market (CDOM) statistic is much lower than for the average CDOM first quarter of 2009 (142 versus 192). It is also better than the CDOM for all of 2008 (142 versus 160). Looking at current inventory levels and the rate of sales for single family homes priced under $200,000, there is about 3-4 months of inventory. And a bit higher with 7-8 months of inventory at the $200K-$300K price point. Surprisingly even the inventory levels in the $300K-$400K range of Lino Lakes single family homes has made quite a bit of progress this summer. This category also is under a year's worth of inventory as it has about 10-11 months worth. Hopefully this will be a trend we see continue as we end 2009 and one that will continue into the new year.

Townhomes continue to struggle even with the $8000 tax credit for first time buyersthat helped make so much difference in the single family home market. In every price category, there continues to be significant inventory and this doesn't include all of the non-MLS listed new construction townhomes in the area either. Motivated sellers will have to be very aggressive with their pricing if they need to sell a townhome in Lino Lakes. Buyers considering townhomes in the Twin Cities north metro have quite an opportunity to make a deal in the Lino Lakes area.
