Lino Lakes, MN Real Estate Market Statistics First Quarter 2010

Looking for a good deal on lakeshore or acreage in the Twin Cities area north metro? Lino Lakes, MN in Anoka County might be just the ticket. Just north of the Minneapolis and St. Paul, Lino Lakes is an eclectic area of real estate with acreage, lake homes, townhomes, single family starter homes and country estates. First quarter sales have been very good in the lower price points with bank owned and lender mediated properties impacting the sales. Homes in higher price points and those offered by traditional sellers had longer market times but some properties were selling.

Lino Lakes has a good mixture of lakeshore, acreage and townhome residences but is more known for having a bit of space between the houses. It conveniently located near the junction of the 35E and 35W split, just north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts;
Centennial District #12, Forest Lake District #831, and White Bear Lake District #624. The gem attraction is the pristine 2,700-acre Rice Creek Chain of Lakes Regional Park Reserve is situated within the heart of the city. Lino Lakes is committed to maintain this treasure and its natural settings and wildlife habitats for years to come.

Lino Lakes single family homes are lingering on the market a couple of weeks less in 2010 than in the first quarter of 2009. The first quarter cumulative days on market (CDOM) statistic is a bit lower than for the average CDOM of 2008 (178 versus 192) Looking at current inventory levels and the rate of sales for homes priced under $300,000, there is about 11-12 months of inventory. This is just a bit higher absorption rate than last year at this time.

While homes under $200,000 in Lino Lakes appear to have about 6 months of inventory, homes in the $200,000- $300,000 price point are looking at 2.5 times the inventory and market time. While homes in the higher price ranges are looking at a couple of years worth of inventory.Townhomes are doing much better than last year with about 5 months of inventory. Last year at this time Lino Lakes had nearly 3 years of townhouse inventory. High inventory combined with continued low interest rates make it a great time to consider buying Lino Lakes home.

The number of closed sales made a dramatic rebound in Lino Lakes, Minnesota in 2009. After an over 25% decline in homes sold in 2008 in the Lino Lakes area, there was a similar resurgence of buyers in 2009. With the lower average price point, this was undoubtedly the result of the first time home buyer tax credit combined with bank owned and mediated inventory on the real estate market. It took about a couple of weeks longer to sell a home in Lino Lakes, Minnesota in 2009 but overall homes were selling in this Anoka County community. The number of new listings was up over 8% during the year, but that does not mean that inventory levels are high. In the lower price points, real estate inventory is very manageable. Lino Lakes, MN Real Estate Market Statistics Year End 2009

Lino Lakes watertower by Teri Eckholm RealtorLike much of the real estate in the Minneapolis/St. Paul area, Lino Lakes, MN in Anoka County has seen reduced inventory and increased market times in 2009. This year nearly twice as many properties sold but the average selling price was directly affected by the bank owned and lender mediated properties on the market. Traditional homes had longer market times but properties were selling throughout the Lino Lakes area.

Though Lino Lakes has a good mixture of lakeshore, acreage and townhome residences but is more known for having a bit of space between the houses. It conveniently located near the junction of the 35E and 35W split, just north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts; Centennial District #12, Forest Lake District #831, and White Bear Lake District #624. The gem attraction is the pristine 2,700-acre Rice Creek Chain of Lakes Regional Park Reserve is situated within the heart of the city. Lino Lakes is committed to maintain this treasure and its natural settings and wildlife habitats for years to come.

The year end numbers for Lino Lakes sales show area homes were selling slower than last year with an average of 170 cumulative days on the market (CDOM) for sold properties compared with 160 CDOM in 2008. But current inventory levels are much lower than last year. Looking at homes priced under $300,000, there is about 4-5 months of inventory. This time last year, there were nearly 12 months of inventory in this price category.

And the lower inventories are also in higher price points too. Based on the year end statistics, it will now take about 6 months to sell the current inventory of homes with a $300,000-$400,000 price tag. This is down considerably in Lino Lakes from last year when the inventory level hovered around the 12 month mark for absorption. In the $400,000-$500,000 we are just under that one year time period for absorption while over half a million homes there is about 3 YEARS of inventory. While this is not ideal, it is certainly with in the norm when compared to surrounding Anoka County areas.

2009 3rd Quarter Real Estate Market Statistics for Lino Lakes, MN

Like other communities in the Twin Cities, Lino Lakes homes priced under $300,000 are selling while those priced over $300,000 are lingering on the market. Inventory is way down in the under $200,000 single family home category and sales are strong up in the $200,000 to $300,000 categories for both single family and townhomes. The third quarter cumulative days on market (CDOM) statistic is much lower than for the average CDOM first quarter of 2009 (142 versus 192). It is also better than the CDOM for all of 2008 (142 versus 160). Looking at current inventory levels and the rate of sales for single family homes priced under $200,000, there is about 3-4 months of inventory. And a bit higher with 7-8 months of inventory at the $200K-$300K price point. Surprisingly even the inventory levels in the $300K-$400K range of Lino Lakes single family homes has made quite a bit of progress this summer. This category also is under a year's worth of inventory as it has about 10-11 months worth. Hopefully this will be a trend we see continue as we end 2009 and one that will continue into the new year.

Townhomes continue to struggle even with the $8000 tax credit for first time buyersthat helped make so much difference in the single family home market. In every price category, there continues to be significant inventory and this doesn't include all of the non-MLS listed new construction townhomes in the area either. Motivated sellers will have to be very aggressive with their pricing if they need to sell a townhome in Lino Lakes. Buyers considering townhomes in the Twin Cities north metro have quite an opportunity to make a deal in the Lino Lakes area.

Real Estate Market Statistics 2nd Quarter 2009 for Lino Lakes, MN

Lino Lakes in Anoka County, MN was a great place to scout out a great deal on lakeshore or acreage in the Minneapolis/St. Paul area north metro during the second quarter of 2009. Directly impacted by the promise of an $8000 tax credit for first time buyers, bank owned and lender mediated properties flew off the Lino Lakes market. Traditional homes also saw an upswing in sales in the lower price points...heck in almost every price point. Even townhomes in this area have started to sell at a quicker pace, though not at higher prices.

Lino Lakes single family homes in the low price points did not lingering on the market during the second quarter. The cumulative days on market (CDOM) statistic was down considerably to 174 in the second quarter compared 192 in first quarter. It is still higher than for the average CDOM of 160 that was for all of 2008. But obviously homes are starting to sell in Lino Lakes neighborhoods. Looking at current inventory levels and the rate of sales during the 2nd quarter for homes priced under $300,000, there is about 6 months of inventory for single family homes and 10 month of inventory on town homes.

Surprisingly, Lino Lakes homes in the $300,000- $400,000 price point are also starting to sell as people look for deals on acreage and lake homes with a quick commute to either downtown area. High end homes are not selling however. With two sales in the past six months over $500,000, it will take three years for the current high end inventory to sell.

Lino Lakes is committed to maintain this treasure and its natural settings and wildlife habitats for years to come.

Lino Lakes single family homes are lingering on the market for about a month longer in this first quarter of 2009. The first quarter cumulative days on market (CDOM) statistic is much higher than for the average CDOM of 2008 (192 versus 160) Looking at current inventory levels and the rate of sales for homes priced under $300,000, there is about 10-11 months of inventory. This does seem a little longer than in surrounding communities. Hopefully things will pick up again now that spring as just about sprung.

While homes under $200,000 in Lino Lakes appear to have about 10 months of inventory, homes in the $200,000- $300,000 price point are looking at twice the inventory and market time. Townhomes are moving even slower with about three years of inventory. High inventory combined with low interest rates and an $8000 tax credit for first time buyers makes it a great time to consider buying Lino Lakes home.

Year End 2008 Lino Lakes, MN Real Estate Market Statistics

Like much of the real estate in the Minneapolis/St. Paul area, Lino Lakes, MN in Anoka County is amazingly affordable. This year properties sold but the average selling price was directly affected by the bank owned and lender mediated properties on the market. Traditional homes had longer market times but properties were selling.

pierThough Lino Lakes has a good mixture of lakeshore, acreage and townhome residences but is more known for having a bit of space between the houses. It conveniently located near the junction of the 35E and 35W split, just north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts; Centennial District #12, Forest Lake District #831, and White Bear Lake District #624. The year end numbers for Lino Lakes sales show area homes were selling slower than last year with an average of 160 days on the market for sold properties (DOM) compared with 141 days DOM in the fourth quarter of 2007. Looking at current inventory levels and the rate of sales for homes priced under $300,000, there is about 10-11 months of inventory. This does seem a little longer than in surrounding communities. Hopefully things will pick up again as the snow melts away.
While homes under $300,000 in Lino Lakes have a manageable inventory level high end homes continue to sell at a slower pace but surprisingly, not by much. Based on the year end statistics, it will now take about 13 months to sell the current inventory of homes above the $400,000 price tag. This is down considerably in Lino Lakes from last year when the inventory level hovered around the two year mark for absorption. Surrounding Anoka County areas still have 2 plus years of inventory as we started 2009.

Snapshot of Lino Lakes, MN 2008 Year End Home Sales Statistics

The number of closed sales took a drastic drop in Lino Lakes, Minnesota in 2008. Over 25% fewer homes were sold last year in the Lino Lakes area than in 2007. The number of new listings is down as well along with the average price of a home sold. It took about a month longer to sell a home in Lino Lakes, Minnesota in 2008 compared to in 2007 but the Days on Market Statistic is still significantly lower than in some other north metro communities.. The average sales price for a home is down just over 14%. This probably reflects that more lower priced homes are selling than those at the higher price points as well as the flattening of home values. As in other Twin Cities north metro areas, affordability is up. If you are a home buyer looking for the right time to buy a Lino Lakes, this may be the best time in a long time to make your move!

Lino Lakes, MN Real Estate Market Statistics 3rd Quarter 2008

watertowerLino Lakes continues to grow and real estate is affordable. Conveniently located near the junction of the 35E and 35W split north of the Twin Cities, Lino Lakes is a 33 square miles treasure. With 13 lakes and acres of beautiful protected wetland, the community is served by three school districts; Centennial District #12, Forest Lake District #831, and White Bear Lake District #624. The gem attraction is the pristine 2,700-acre Rice Creek Chain of Lakes Regional Park Reserve is situated within the heart of the city. Lino Lakes is committed to maintain this treasure and its natural settings and wildlife habitats for years to come.

Real estate in Lino Lakes, MN in Anoka County is still selling. During the third quarter, single family homes had a cumulative days on the market statistic (DOM) of 151 days or about five months average selling time in the Lino Lakes area. While encouraging, these are summer numbers and it will be interesting to see if the momentum continues into the fall and winter. Active homes priced under $300,000 seem to be selling well and with thirteen in pending, it seems there is still some momentum as we head into October in this category. There currently is about a six month absorption rate meaning it will take six months for the current inventory of homes to be sold if no additional homes are listed. Lino Lakes existing homes continue to compete with available new construction in Hugo and Blaine. But as it is in southern Anoka County, its sales figures do not tend to be as stagnant as northern Anoka County communities like Ham Lake and Linwood.

High end home sales are starting to move in Lino Lakes. This is welcome news as no high end homes were sold in the first quarter of 2008. There were still just a handful of sales in the $400,000-$500,000 category but the 6 sales over $500,000 is an encouraging sign.
Acreage opportunities are abundant in the Lino Lakes area! From one acre parcels to 15 acre hobby farms, Anoka County as quite a selection of homes in the Lino Lakes area. Many have been on the market for a quite a while. With continued low interest rates, it is a great time to negotiate a deal on your piece of Minnesota acreage!

Lino Lakes, MN Real Estate Market Statistics 1st Quarter 2008

Real estate in Lino Lakes, MN in Anoka County is still selling. Active homes in the lower price ranges seem to be up a bit but also continue to sell more quickly than homes in the higher priced categories. Lino Lakes existing homes continue to compete with available new construction in Hugo and Blaine. But as it is in southern Anoka County, it's sales figures do not tend to be as stagnant as northern Anoka County communities  like Ham Lake and Linwood.

High end home sales continue to struggle for sales. No homes were sold in the last 3 months, for sellers in above the $500,000 price and just a handful of sales in the $400,000-$500,000 category. The DOM seems skewed by the quick sale of two listings compared to a 215 DOM last quarter. No doubt these homes were priced to sell from the time they were listed.
