Stabilization is the word that best describes the real estate market in the community of Forest Lake Minnesota. In 2011 compared to 2010 most statistics were pretty much status quo. New listings are down by over 10% and closed sales up by 12% but the average sales price did not take a hit nor did the days on the market go up or down considerably. Currently the average price is just a tad less than the 2010 average at $171,139. Price per square foot held strong at $91/sq ft which is comparable to other communities in the Washington County/east Anoka County area. Closed sales being up12% shows that buyers are interested in the Forest Lake area and that the market is continuing to improve.

The Joy of Being a REALTOR®~ Helping First Time Buyers Find Their Dream Home

Late on a Saturday afternoon, I received a phone call. The caller said he and his fiance had just driven by a Forest Lake listing of mine and want to know if I could them the inside. "Are you working with an agent?" I inquired. "No", he said. So we arranged for a showing of the Washington County home the next evening.

The young man and his fiancée arrived with an entourage of parents and assorted other relatives. Being first time buyers, they wanted assistance and approval from people they trusted when they made a final decision on their first home. Looking over the property from top to bottom, they liked what they saw but needed time to think. I asked the question I always ask, "When you are shopping for a home, are you shopping for a REALTOR®?" The young man's dad answered, "They don't need an agent because they will get a better deal working directly with the listing agent." I explained why this wasn't true but could tell from the look on his face, Dad was not convinced.

I explained agency and asked the young couple to sign the disclosure on agency as required by the State of Minnesota. Buyers need to understand that at any listing for my broker, I am under contract to work for the seller and protect their interests. If the couple decides to sign a buyers' representation agreement with me, they would be in a DUAL agency when looking at homes listed by my broker. They had seen many homes with other real estate agents, but I was the only agent who explained agency to them or asked them to sign the required disclosure.

Days later, a decision was made; the young couple wanted to make an offer. A contract was signed for buyers' representation for the specific home only. Dual agency now applies. As an agent working for both parties, I could not do anything that would hurt either the buyer or seller. Because it was only for the specific home, I could not discuss other property options. An offer was presented, but terms could not be agreed upon. The buyers moved on to another home.

A few weeks later the price was reduced on my listing. I called this young couple to see if the lower price would be enough to renew their interest. It would. But there was also another new construction house in a different area that was being considered.

Another showing. They were sure that they had it down to between the two homes. I could see the indecision and confusion on their faces. I asked about the other home they were considering to help them contrast it to my listing to help my selling clients and put their home in a better light. As with most homes, neither home was a perfect fit. I am a firm believer that after weighing all of the pluses and minuses, homes will sell themselves if it is the right home for the buyer. A week passed. No offer came forth.

Finally a phone call from the young man. We have made a decision. We are not going to offer again on your listing. It is not the right home for us. In fact, neither home is right. We are starting over. "Would you help us find a home?"

Now as their buyers' representative, I got to work. For the next few weeks, we visited a dozen or so homes from the hundreds currently on the MLS that met their criteria. Traveling from Stillwater to White Bear Lake and Hugo to Forest Lake we narrowed down the field of potential homes to two or three. Finally, one sparked enough interest for a second showing with the parents, but this home also had a few quirks that raised concerns. That same evening, since we were out, I set up another showing for a home in a development that hadn't considered. Funny thing was, the home was perfect!

With the perfect home, there were no delay or hesitation in signing the offer; everything just fell into place. With every visit to the home for the inspection and walk-throughs, the young couple became more excited.

At the final walk-through, with minutes to go before they were to receive the keys to their first home, I asked them, "So, are you glad that you decided to sign with a REALTOR®?"

They answered in unison a resounding, "Yes!! You made it so much easier to find the right home! Especially since for buyers." I don't make this stuff up...Those were their exact words.

After the closing, I received a hug and sincere, "Thank you for everything", from my young clients. As they set off to begin life in their dream home a thought struck me, what a fantastic job I have!

Year End 2010 Snapshot of Forest Lake, MN Home Sales Statistics

The sold signs went up faster on homes in the community of Forest Lake Minnesota in 2010 compared to 2009 as the days on the market before a sale yet again dropped this year. And now the average price is just a bit more than last year too! The average sales price of a home was down nearly 28% in 2009 so even a small increase in average price is a step in the right direction for this north Washington County/east Anoka County community. Closed sales are down almost 12% but sellers received a bit closer to list price so overall Forest Lake has see some improvement in 2010 but many opportunities remain for buyers into 2011.

The Good, the Bad & the Ugly of Buying Lakeshore in a Minnesota Winter!

According to the calendar, winter just started but we all know from the chiropractic visits to tend to our aching, shoveling-afflicted spines that Minnesota’s winter weather blew into town several weeks ago. Unfortunately this means all that picturesque lakeshore that defines our beautiful state is frozen and covered with a thick white blanket of snow.

If you’re considering buying a lakeshore home, that just about cuts off any opportunity of buying for the year; that is unless you assess the quality of the lake using an ice auger and depth finder when freezing your backside off fishing on the ice. Right?

Well, not so fast. Buying a lakeshore home in the winter can make sense…And save lots of money too. If you know the specific lake well or are not concerned about the quality of shoreline, winter can be a great time to write up an offer.

GOOD reasons not to wait:

  1. Motivated Sellers—Any seller that keeps Minnesota lakeshore on the market during the winter most probably needs to sell.
  2. Less Competition—With few buyers on the market there is less change of multiple offers on properties which make for easier negotiations with the sellers.
  3. Low Interest Rates—They keep telling us that these rates won’t stay around forever and they are starting to inch up again. A lower interest rate means more buying power.

BAD & UGLY situations that could arise:

  1. Shoreline Problems—That picturesque beauty that was covered with snow could reveal low lake levels or weedy shoreline problems rather than the sandy beachfront you imagined.
  2. Septic issues—If the home is on a lake with a private sewage system, it might not be able to be fully assessed for compliance issues which could be costly if a new system is required.

Bottom line, winter can be an tremendous opportunity to get a deal on a Minnesota lake home but be advised if you don’t know the lake well; there are significant risks to making a purchase when the lake is covered with a thick slab of ice. Weigh your options carefully before deciding whether you should put in an offer on that seemingly perfect snow covered home on the lake or wait until April when the waves are once again lapping on the shore to put in your offer.

Unexpectedly Amazing Bank-Owned Homes on Lakeshore, Acreage and throughout the Forest Lake Area!

Looking for a foreclosure, bank-owned or short sale but need to be able to live in the home immediately after closing?

Good news is that foreclosures are no longer always trashed, fixer-uppers. Today's foreclosures can be simply AWESOME! This economy has forced builders and responsible homeowners alike to let amazing properties go back to the bank. Many are still in pristine condition. Some still may require a bit of cleanup or a few cosmetic changes but there are many in move in condition too.

AND, not all bargains are foreclosures either. Some traditional homeowners have sharpened up their pencils and priced their homes to compete with the banks! These homes are often in move in condition and with a traditional seller, buyers can expect a quick answer when they write up their purchase agreement!

Here are a few of the treasures I noted on the Twin Cities MLS throughout the Forest Lake area this past week:

  • Bank-owned 5BR on 2 Acres in Wyoming! 1995 built home on treed corner lot. 3 car garage recently listed at $189,900
  • Custom built on Anderson Lake in East Bethel! 2400+ sq ft 2-Story built in 2003! 4BR/3BA has 3 stall garage w/oversized door priced at $280K
  • 2001 Built 4 Level on Wyoming Acre! 4BR/3BA/3 car landscaped acre yard. Assessed by county at $236K. Trad seller asking $195K
  • 5+ Beautiful Acres and Huge Master Suite in Columbus! 1998 2 Story w/3BR/3BA/4 car with stone fireplace. Original list $390K, now $289.9K
  • Forest Lake Modified 2Story on 1+Acre w/environmental lakeshore! 1999 Built 4BR/3BA/3 car w/3000+ sq ft, 2 fireplaces & beautiful landscaping. Assessed bu county at $298K, trad seller list price $269.9K

If you are in the market for a great deal on a foreclosed home, time to get organized because the rules to buy are a bit different than when working with a traditional seller.

Seven Tips for homebuyers considering a foreclosed home:

  1. Banks LOVE clean offers. Buyers MUST be preapproved with credit checked and employment and funds verified. Documentation must accompany the offer or it won't be considered.
  2. Banks reject lowball offers...no negotiation. They are a business and know the value of the asset they are selling.
  3. Well priced foreclosed homes get multiple offers. Serious buyers put in their best bid first.
  4. Banks sell homes AS-IS. What you see is what you get. In most cases, repairs will not be made.
  5. Banks will not pay for inspections in most cases. This includes the septic system and/or well. Be prepared as all inspections could end up being the buyer's responsibility. If you chose to inspect the septic or the county requires a septic compliance test, expect to pay $400-$500 for this inspection. A well test will run around $150. A whole house inspection is $350-$500.
  6. Personal property is not included as part of the sale. So if the appliances are at the home when you close, they are a bonus. The bank will not remove. But they don't guarantee will remain at the home or that they are in working order. This means if someone breaks in the home prior to the closing and takes them, the bank will not replace.
  7. Having your own REALTOR® to represent your interests is essential. The listing agent is under contract to represent the bank. In many cases, the bank will not allow a dual agency so if a buyer contacts the listing agent to write the offer, the buyer does not have representation. This means all of your information goes to the bank...the listing agent is required to tell the bank everything that you say about your financing and the amount you are able or willing to pay. But the agent is not required to tell you anything in return. The agent works only for the bank.

Haunted House in Forest Lake, MN? Or Just a Nightmare on Jason Street?

As a REALTOR® I know a Minnesota does not have to disclose paranormal activity when selling their home but this is one haunted house I wanted to share with everyone in the north and east Twin Cities metro. Paranormal activity runs rampant at this house just north of the lake, but this haunting is only once a year and is all in good fun! Last Halloween, I had the chance to visit this fantastic (and FREE) haunted house in Washington County just off of North Shore Trail. Chris Costello has set up his home on Jason St., in Forest Lake, MN for the past few years with monsters and creatures that are more treat than trick on Halloween. I took several photos of the festivities that were part fundraiser for the Salvation Army’s Red Kettle campaign but mostly just fun! Everyone’s all time monster movie favorites were there including zombies, mummies and Frankenstein! Some were stationary displays and more than a few were very dynamic….you never know which characters were going to jump out at you until they do! But all in all it was a very PG and family friendly event. Hopefully weather will permit and all the festivities will be a go again this Halloween. It is said that the display grows bigger each year! So if you have already picked up your pumpkin at Lendt’s in Wyoming and Nightmare at Pinehaven Farms is a bit too frightening, maybe a drive over to Jason Street will be perfect activity for your family. Forest Lake MN Real Estate Market Statistics 3rd Quarter 2010

Forest Lake, Minnesota is well known throughout the Twin Cities area. It was a favorite summer vacation spot, an annual ice fishing tournament tradition or as a destination when going for a Sunday a drive in the country in days gone by. Today, the lakeside cabins have been replaced with year round residences, the fishing tourney is but a memory and the farms are few and far between in this third ring St. Paul suburb.

The fall off of home sales in the 3rd Quarter was evident in Forest Lake, MN in north Washington County which is consistent with most of the Twin Cities area due to the ending of the homebuyer tax credit. However the quarter was not a total washout. A total of 23 single family homes priced under $200K were sold in Forest Lake and Forest Lake Township during the summer months. This is comparable to the same period last year. The Cumulative Days on Market (CDOM) Statistic at 96 are down considerably from this time period last year when the CDOM was at 126. This is quite a bit better than what was seen in the first half of 2008 when the CDOM ranged from 211-286.

It appears the high end homes are continuing to struggle but there has been some movement with a handful of sales in the 3rd quarter. There continues to be very few buyers looking at homes in the high end price range. The handful of homes sold in the higher price points does indicate that most of the REO properties in the Forest Lake area have been absorbed and a few traditional sellers were able to “move-up” to larger, more expensive homes. This normal moving up activity has been very scarce these past few years while buyers snapped up foreclosures or vacant homes, leaving traditional sellers’ for sale signs to gather dust as their homes sat month after month on the market. Unfortunately, a handful of sales has not helped the high end inventory absorption rate. Forest Lake continues to have about 5-6 YEARS of lakeshore and executive home inventory…much of it on the very desirable Forest Lake's picturesque First Lake.

With this abundance of inventory, some sellers have aggressively priced their home to sell. Facing another winter with an empty home is not an option many home sellers want to consider so it is now a great time for buyers to get deals. There are a few beautiful homes are currently on the market in Forest Lake at amazing prices; many are lakeshore and acreage properties. With this much inventory, motivated sellers will need to be flexible on pricing. There are 60 active lakeshore homes for sale in the Forest Lake area and some are at attractive and affordable price points. Many have been on the market for several months; some over two years. With the amazing low interest rates and few high-end buyers, is is an AWESOME time to negotiate a deal on your piece of Forest Lake Minnesota shoreline!

Speechless Sunday (Almost)--A Watertower to Smile About!

It is hard not to smile when driving up Interstate 94 from the Twin Cities to Fargo when you see this old time water tower smiling at you. Many cities have upgraded to larger more efficient water towers. Forest Lake, Minnesota just disassembled its "tin man" water tower a year or so ago. Hopefully this smiling icon will remain intact for several more years.

Forest Lake, MN Real Estate Market Statistics Mid Year 2010

Forest Lake, Minnesota is well known throughout the Twin Cities area. Many people from the city remember the northeast St. Paul suburb fondly from years gone by as a summer vacation spot, an annual ice fishing tournament tradition or as a destination when going for a Sunday a drive in the country. Today, the lakeside cabins have been replaced with year round residences, the fishing tourney is but a memory and the farms are few and far between in this third ring St. Paul suburb. The northern Washington County and east Anoka County community of Forest Lake is now considered an integral part of the Twin Cities.

Real estate in Forest Lake, MN sold a bit faster during the second quarter compared to the first. A total of 110 properties sold in the Forest Lake Area between January and June compared to 45 being sold prior in the first three months of the year. Of these homes, 68 properties, were single family homes while the other 42 were townhomes, condos or twin homes.

Not surprisingly, the price category of under $200,000 is the high point the bulk of homes sold during the first half of 2010 (78 properties sold with 39 Single family homes and 39 townhomes/condos). The $8000 tax credit really made an impact in the Forest Lake market as the first time buyer homes under $200,000 are not staying on the market for very long. It will be interesting to see if this momentum continues, though it seems doubtful based on early pending sales results for May and June since the credit expired.

High end homes continue to struggle though the first half of 2010. Homes over $500,000 remain are at a complete standstill with zero homes sold in the over half a million price category in the Forest Lake area during this time period. Add that to the one home sold in all of 2009 and it will is difficult to calculate an absorption rate. As most lakeshore homes fall into this category, there is an abundance of high valued lakeshore homes to select from in the Forest Lake area. With one sold in the past 18 months and 24 active listings over $500,000, it will DECADES for all the homes to sell if sales continue at this rate.

What does this mean for the home buyer? Homebuyers in 2010 looking for homes under $200,000 will have to make quick decisions on homes in Forest Lake that appear to be good values. Lakeshore and acreage properties priced under $500,000 seem to be attractive to buyers and selling quickly again, so it is important to be prepared to buy when the right property comes onto the market.

A buyer looking to purchase high-end lakeshore in the Forest Lake area, is at the wheel in the captain's chair in 2010! With so much inventory, high-end lakeshore sellers must to be flexible on pricing if they want to be the house with the SOLD sign on their yard this summer! NOW might be the perfect time to negotiate a GREAT deal on a lakeshore home!
