First Time Homebuyer Statistical Snapshot of Andover MN Home Sales

First time homebuyers might want to take a close look at buying in Andover in 2012. There are several options from foreclosures to new construction and a good number of homes offered by traditional sellers planning to move up. With price per square foot at $88, first homes in Andover, MN are very affordable.
 
Closed sales are down a bit in Andover but the big drop in new listings has kept inventory in this northern Minneapolis suburb under control. The average sales price did take a hit with almost a 10% decrease from just under $221,000 to just under $200,000. This means the average price per square foot also took a 10% hit from $98/sq ft in 2010 to $88/sq ft in 2011. Another statistic that crept up a bit in 2011 was days on the market. It took an average of 154 days to sell an Andover home in 2011; up almost 3% from the previous year. It seems that home buyers continue to consider Andover an affordable option in the Twin Cities north metro but are very conscious of pricing.

Year End 2010 Snapshot of Andover, MN Home Sales Statistics

Closed sales have dropped this year in Andover after a few years of consistently rising sales. A 7.5% decrease in the number of closed sales does not mean homes have stopped selling in this Anoka County suburb. Homes sold and the prices remained about same with just a slight increase in the average sale price. The average Andover home is selling for just over $220,000 up by 0.1%. A good sign is that in this Anoka County community is time on the market decreased significantly in 2010 with homes selling almost a month quicker with an average market time of 138 versus 162 in 2009. It seems that home buyers continue to view Andover as one of the affordable options in the Twin Cities north metro!

Closed sales are up once again in Andover in 2009. A 21% increase of closed sales shows that homes are selling again in this Anoka County suburb. However, the down side is that average price has dropped again by almost 11%. An average sale in Andover is just under $220,000 down by 8.7%. This is probably a combination of the trend for many lender-mediated sales with few high valued homes sold this past year anywhere in the Twin Cities metro. A good point is that in this Anoka County community is time on the market has stayed flat this year. While it would be better to see homes start to sell more quickly as many neighboring communities did, it is still good that the market time did not increase in 2009. Home buyers can still view Andover as one of the affordable options in the Twin Cities north metro!

The good news about Andover real estate in 2008 is that homes in Andover are selling once again. The statistic for closed sales shows the number of homes sold was up 16.6% in 2008 over the previous year. The bad news is that the average price has dropped significantly as well. An average sale in Andover is just under $250,000. This is probably due to the fact that fewer high valued homes are selling anywhere in the Twin Cities metro. Another trend for this Anoka County community is that time on the market has increased by over 20% with homes staying on the market an average of a month longer. This bodes well for home buyers as Andover affordability is way up! It would be a good time to consider a purchase as sellers are looking at continued competition with a steady amount of homes coming on to the market and longer market times.
